Construction has started on a van customization center for a leading manufacturer of commercial vehicles at Prologis Park Poznań III. The facility will cover more than 6,400 square meters and enable the company to customize standard vans to meet individual customer requirements. The center will support customization for a range of applications. The investment was secured under a long-term lease with Prologis. The building is being developed on a build-to-suit (BTS) basis. Its functional layout, structure, technical systems and external infrastructure have been designed around the customer’s operational requirements. Bremer is the general contractor. The warehouse will cover approximately 5,300 square meters and include light manufacturing, storage, quality control and technical support areas. The floor, with a load capacity of 7 tons per square meter, will be reinforced in areas where vehicle lifts will be installed. A spacious maneuvering and parking area has been designed to efficiently handle a large number of vehicles. More than 1,100 square meters will be dedicated to modern office space with a glazed façade.
“Our goal is to support our customers’ growth when their requirements go beyond standard warehouse space. This project for a leading manufacturer of commercial vehicles shows how our experience and flexible approach allow us to create facilities for a wide range of business models, including highly specialized operations. The long-term lease provides a lasting foundation for the partnership, while the project demonstrates Prologis Park Poznań III’s potential to support advanced business operations,” says Paweł Sapek, Senior Vice President, Regional Head for Central Europe at Prologis.
The latest development at Prologis Park Poznań III builds on Prologis’ experience in delivering specialized facilities for the automotive sector. In February 2026, the company completed a Regional Distribution and Assembly Centre for Schaeffler in Ujazd.
BREEAM Excellent and a strategic location
Environmental considerations were incorporated into the project from its early stages, alongside the facility’s functional requirements. A life-cycle assessment (LCA) helped inform design decisions, and the building is being developed to meet the requirements for BREEAM Excellent certification. The project includes heat pumps for the main office building, hydrobox units for hot water, smart LED lighting controlled by motion and daylight sensors, smart metering, and a system to recover and reuse greywater. Destratification fans will be installed in the warehouse to reduce heat loss, while the roof structure will be prepared for a future photovoltaic installation.Prologis Park Poznań III is located in the Junikowo area of western Poznań, close to the A2 motorway linking Berlin, Poznań and Warsaw. Its location along one of Europe’s key transport corridors provides convenient domestic and international connections. The park is approximately six kilometres from the city centre and ten kilometres from Poznań-Ławica Airport. Direct access to bus services also supports employees’ daily commutes.Following completion of the new facility, the park will have the potential to accommodate more than 33,000 square metres of additional warehouse or production space.
