Iron Mountain Extends Lease at Prologis Park Błonie

Iron Mountain, a global leader in information storage, continues its over 20-year partnership with Prologis by renewing a lease for nearly 31,000 m² of warehouse space across three buildings at Prologis Park Błonie. The decision to extend collaboration is based on a Clear Lease® agreement, which ensures cost predictability and full control over operational expenses. Under the new contract, Prologis will enhance the facilities’ energy and operational efficiency using solutions from its Prologis Essentials platform.

The park’s strategic location, which ensures rapid client access, is critical to us, as are Prologis’ modern solutions that enhance energy efficiency and warehouse processes. Additionally, the Clear Lease agreement provides full cost predictability, enabling us to focus on business operations and refine our services to meet growing market demands," said Paweł Derlacz, Operations Director at Iron Mountain Polska.

Traditional leases often involve annual operational cost reconciliations, complicating budget forecasting. Clear Lease eliminates this uncertainty by introducing fixed operational fees throughout the lease term. These cover all standard operational costs, maintenance, repairs, and administrative charges. Public costs, such as property taxes or utility fees, are billed separately based on actual consumption and official rates.

Energy Efficiency Upgrades
 

The lease extension represents not only the continuation of collaboration under new terms but also an investment in modern solutions enhancing workplace comfort and energy efficiency. Through Prologis Essentials, energy-efficient LED lighting and an intelligent lighting control system will be implemented on mezzanines, which enable expanded storage capacity in Iron Mountain’s warehouses. The system will automatically adjust lighting intensity based on daylight levels and real-time demand, translating into energy savings and reduced operational costs.

The technical optimization and lease renegotiation process, led by Iron Mountain, was supported by JLL, which provided advisory services to align contract terms with the company’s evolving needs.

For Iron Mountain, whose operations rely on storing and rapidly delivering documents to clients, warehouse location is critical. Prologis Park Błonie, situated just 25 kilometers from Warsaw’s city center, provides the company with swift and convenient access to the capital’s key business areas. This is particularly vital when documents must be delivered to specified locations in the shortest possible time.

The park’s proximity to E30/DK92A2 motorway, and Warsaw Chopin Airport also ensures seamless connectivity to major Polish and European markets, supporting the firm’s logistics on a larger scale. Beyond Błonie, Iron Mountain continues expanding its operations by leasing warehouse space in Prologis Park Poznań (3,500 m²) and Prologis Park Wrocław (6,800 m²). This strategic presence enables efficient client documentation management across Poland and rapid delivery execution.

Prologis Park Błonie is a modern distribution hub comprising seven buildings with a total area of 152,000 m². All facilities feature advanced technologies, including security systems, fire safety infrastructure, and monitoring, ensuring the highest standards for goods storage.
