Poland consistently ranks among the top European warehouse markets in terms of size and resilience to global turbulence. According to the latest JLL report, the total warehouse stock in the country now amounts to 36.1 million m², with approximately 680,000 m² of new space delivered in the first quarter of 2025.&nbsp;Leasing trends: flexibility and concentration&nbsp;Currently, as much as 56% of demand is generated by lease renewals, reflecting companies' caution towards economic and geopolitical instability. New leases are limited – in Q1 they reached only 493,000 m², which is 45% less than the five-year average. Tenants are mainly focusing on the largest locations: as much as 75% of activity fell on the "big five" markets, with the strongest supply in Wrocław, Warsaw and Central Poland.&nbsp;Investment market: growing interestIn Q1 2025, the value of transactions on the warehouse real estate market exceeded 200 million euros, recording a 50% increase compared to the same period last year. Particularly visible are record sale &amp; leaseback transactions and ownership changes in the largest logistics parks – just one transaction was worth over 250 million euros for two factories. Capitalization rates for the best buildings remain at 6.50–6.75%, and in Warsaw even 6.25–6.50%.Industry outlook&nbsp;The vacancy level increased slightly to 8.2%, while average rents in suburban locations exceed 5.5 euros/m²/month, and urban projects reach 8 euros and more.
