Location Selection and negotiations with landowners JLL has established contact with the owners of plots located in the vicinity of the A2 motorway in the Wiskitki commune. Analysis of the location showed that this area requires a lot of work, both in terms of the legal status of the property and technical aspects. After presenting the offer to the Land Developer, JLL conducted final negotiations with the plot owners, which led to the conclusion of preliminary agreements. Regulation the legal status of the plots was carried out in parallel with technical activities.
Process
Site preparation for the implementation of the investment by JLL experts. As part of standard activities, the JLL team coordinated work aimed at:
- Changes in the study of land use and conditions of spatial development of the commune and the adoption of a local pre-spatial development plan with parameters favorable to the future investor
- Divisions of plots in accordance with the local plan after the earlier resumption of geodetic boundaries.
- Obtaining technical conditions for utilities and their actual supply
Results
- Negotiations with the owners regarding the easement ensuring the drainage of rainwater.
- Obtaining a decision on environmental conditions.
- Obtaining a building permit decision.
JLL organized the entire process related to obtaining all necessary documents from plot owners and offices and coordinated the circulation of documents with the notary's office before the final transaction. The deadline for the transfer of ownership took place 40 months after signing the preliminary agreements with the owners of the plots.
