Tricity is one of the most significant regional markets in Poland, which includes 31 logistics parks with a total area of over 1.36 million sq m. The exceptionally strong market fundamentals are reflected in one of the lowest vacancy rates in Poland, which, despite the rapid market development, has remained below 2% for over a year. JLL experts present the situation on the warehouse market in Tricity.

The development of the warehouse market is gaining momentum
Most of the Tricity's logistics resources are concentrated in Gdańsk - Kowale, at the Gdańsk Airport, near the refinery and the sea port, covering a total of approximately 75% of the existing warehouse space in the region. The Tri-City market is focused on further dynamic development, as evidenced by, among others, over 310,000 m² of warehouse space under construction at the end of 2023. Approximately 43% of this volume is speculative construction, which confirms the noted logistics potential of the Tri-City. Most of this area will supply the above-mentioned, most significant subzones.
“The planned expansion of the S7 expressway, which is a new bypass of Gdańsk, will undoubtedly contribute to the creation of new investments in the western part of the city. The production sector is an opportunity for the Tricity
“The demand on the Tri-City market was driven by logistics operators and retail chains (in total, in 2020-2022, they were responsible for over 70% of the total demand). However, due to, among other things, the developed near/re-shoring strategies, increased activity of manufacturing companies was observed in 2023, which accounted for approximately 20% of the total new demand recorded last year. The constantly growing throughput and transshipment volume at the Gdańsk DCT terminal will certainly attract new players to the region.” – says Wiktor Lesiak, Consultant, Industrial Agency
SBU is increasingly interested in Tricity tenants
In recent years, there has been an increase in demand for urban warehouse space, which is the result of, among others, a growing number of local companies operating in the field of e-commerce, new technologies and broadly understood services. SBU's clients are often start-ups, various types of local entrepreneurs offering services, services, small logistics and manufacturers who need large office facilities.
